The best material for flat roof replacement depends on how the roof is used, its size and shape, the condition of the deck below, drainage, insulation and the standard of installation.

For a small domestic extension, one material may offer the best balance of cost and lifespan. For a larger commercial roof with plant equipment or frequent foot traffic, a different system may be far more suitable. A proper survey should come before any recommendation, because the roof covering is only one part of a weatherproof flat roof.

What makes a good flat roofing material?

A good flat roofing system must keep water out while coping with movement, sunlight, changing temperatures and the occasional impact from maintenance work. It also needs secure details around rooflights, upstands, pipes, parapet walls and outlets. These are the areas where many leaks begin.

In Wimbledon and Twickenham, flat roofs are often found on extensions, garages, porches, dormers and commercial premises. Older roofs may have layers of worn felt beneath the existing surface, uneven falls or drainage outlets that cannot cope with heavy rainfall. When fitted correctly, it provides reliable waterproofing and a smart finish at a sensible cost.

Felt can be a good option for garages, smaller extensions and roofs with complicated detailing. It is also practical where a replacement needs to match an existing felt roof elsewhere on the property. Quality varies considerably, however. A low-cost single-layer approach is not comparable with a professionally specified multi-layer system.

The main consideration is workmanship. Torch application requires careful control around timber structures, rooflights and wall details. It should always be carried out by trained roofers who can prepare the deck, form sound laps and deliver neat, secure edges.

EPDM rubber for simple, long-lasting coverage

EPDM is a synthetic rubber membrane that is particularly well suited to straightforward domestic flat roofs. It is often supplied in large sheets, reducing the number of seams across the roof. Fewer joints can mean fewer potential weak points.

Its flexibility is a major advantage. EPDM copes well with thermal movement and is resistant to weathering and ultraviolet exposure. For a rectangular extension or garage roof with limited penetrations, it can offer a durable, low-maintenance solution.

The finish is usually black and functional rather than decorative, which will not suit every customer. It also relies on careful adhesion and detailing at the perimeter. A membrane may look simple, but poor preparation, trapped moisture or badly finished corners can still cause problems over time.

GRP fibreglass for a clean, joint-free finish

GRP, often called fibreglass roofing, is formed on site using resin and reinforcing matting, then finished with a tough top coat. Once cured, it creates a continuous surface with no laps across the main roof area. It is a popular choice for domestic extensions, bay roofs and dormers where appearance matters as well as weatherproofing.

A well-installed GRP roof is hard-wearing and can provide an exceptionally neat finish, particularly around awkward shapes. It is also suitable for roofs with regular foot traffic when the system has been designed for that purpose.

Conditions during installation matter. The roof deck must be dry and stable, and resin work needs suitable weather and temperatures to cure correctly. GRP is not the ideal choice where the substrate is moving excessively or where the roof has unresolved structural issues. These must be dealt with first.

Single-ply membranes for larger or commercial roofs

Single-ply systems, including PVC and TPO membranes, are widely used on commercial buildings and larger flat roof areas. They are lightweight, available in different colours and can be mechanically fixed, adhered or ballasted, depending on the specification.

These systems are especially useful where there are many service penetrations, larger expanses of roof or detailed requirements around insulation and fire performance. White or light-coloured finishes can also reduce heat absorption in exposed locations.

For a typical small domestic extension, single-ply may be more specification than is needed. On commercial premises, blocks of flats or substantial roof refurbishments, it can be an excellent long-term option when designed and installed as a complete system.

Do not overlook the roof beneath the covering

The visible waterproof layer cannot compensate for a poor deck or standing water. Before a new flat roof is installed, the existing structure should be inspected for rot, deflection, trapped moisture and signs that previous leaks have affected the timbers.

Drainage deserves equal attention. Flat roofs are built with a slight fall, not perfectly level, so rainwater reaches gutters, outlets or internal drainage points. If water remains after rain, the falls may need correcting. Clearing gutters and checking outlets should also form part of ongoing maintenance, as blocked drainage can force water back towards the building.

Insulation is another important decision. Many replacement projects benefit from a warm roof construction, where rigid insulation is positioned above the structural deck and below the waterproofing layer. This helps reduce heat loss and limits condensation risk when correctly designed. The right build-up depends on the property, available roof height and Building Regulations requirements.

Matching the material to how the roof will be used

A roof that is only viewed from an upstairs window has different demands from one that supports air-conditioning units, solar equipment or regular maintenance access. If tradespeople will walk across it, the system may need protective walkways or a covering designed for heavier use.

Likewise, a roof terrace is not simply a standard flat roof with furniture added on top. It needs a suitable waterproofing design, safe access, appropriate finishes and careful drainage. Weight from decking, paving or planters must also be considered before work starts.

For most homeowners, the practical decision often comes down to three questions: how long they expect to keep the property, whether the roof has complex details, and whether they prioritise the lowest upfront cost or reduced maintenance over the years ahead. A transparent quotation should explain the proposed system, preparation work, insulation, drainage improvements and finishing details, rather than quoting only for a new surface.

When repair is sensible and when replacement is safer

A local repair can be the right answer where damage is isolated, the rest of the roof is in good condition and the cause of the leak is clear. A split at a joint, failed seal around a pipe or damaged edge can often be repaired promptly to prevent further water ingress.

Where leaks have returned several times, water is trapped beneath the covering, or the roof is nearing the end of its serviceable life, replacement is usually the more economical decision. Continuing to patch a failing roof can allow damp to spread into insulation, ceilings and timber, increasing the eventual repair bill.

An experienced roofing contractor should be willing to recommend repair where it is genuinely appropriate, not treat every issue as a full replacement. Equally, they should explain clearly when a patch would only delay a larger problem.

There is no single answer to the best material for a flat roof. High-performance felt remains a sound, cost-effective choice; EPDM offers dependable flexibility for simple roofs; GRP provides a crisp, durable finish; and single-ply membranes are well suited to larger or more demanding projects.

The material should be selected after a thorough survey, not before it. When the deck, insulation, drainage and roof details are properly assessed, a premium system installed by skilled roofers can protect the building from avoidable leaks, disruption and expensive damage for many years.
